The transformation of Lakeside Parkway in Lakeside DFW will kick into high gear in the next few weeks, according to a spokesman for Greystar, the builder of the mixed-use and multi-family components at Lakeside DFW.

In the long term (fall of 2014), it means an inviting shopping district called The Shops at Lakeside.

In the near term (between now and the fall), it means a portion of the parkway will be closed and many residents of nearby neighborhoods will have to drive home by a new route.

The months-long construction process will bridge the wide divide between what was planned as an office park in 1999, and the vibrant mixed-use community that is sprouting today. [Click to read the entire story]

Moviehouse & Eatery prompts move of tree farm from The Shops at Lakeside

With construction on the Lakeside Moviehouse & Eatery expected to begin by May, the Lakeside tree farm will be relocated to another site on the property. The Lakeside DFW tree farm located at the north side of the northwestern corner of Lakeside Parkway and International Parkway (FM 2499), Scott reported, was originally created to save and re-use hundreds of live oaks that had been planted along Lakeside 14 years ago.

Officials at Realty Capital, master developer of Lakeside DFW, expected the mature trees could be preserved in this location until they were transplanted to beautify The Shops at Lakeside, which is projected for completion in the fall.

“We have been listening carefully to the market for a condo tower at Lakeside,” said Richard Myers, managing parter of Realty Capital Management, master developer of Lakeside DFW. “We hope these plans demonstrate how seriously we value that input.

A second wave of responses to the Lakeside dining survey has warranted a new look at how future residents, shoppers, and diners view the possibilities for Phase I of the Shops at Lakeside.

Since our initial report on the approximately 260 responses received through early December, the total number has grown to over 460. (If you haven’t already, click here to complete the survey.)

The growing awareness of the project has fueled this steady stream of survey respondents. The character and array of the 116 comments (out of approximately 200 surveys completed since mid December) exude a deep hunger for news on the culinary, shopping, and entertainment front at Lakeside.

Officials of Austin-based Moviehouse & Eatery have selected The Shops at Lakeside, the highly anticipated retail component of Lakeside DFW, for their third location. They expect to begin construction in May.

“Lakeside offers a special environment,” said Leslie Sloan, co-owner of Moviehouse & Eatery, “while Flower Mound plus the surrounding communities provide the perfect location for our business.”

Urban sophistication, outdoor recreation speeding sales of single-family lots

The excitement over the single-family lots at Lakeside DFW continues to grow.

Together, the three home builders — American Legend, Darling, and Normandy — have sold 40 lots (as of the last week of January 2014).

That’s one-third of the 119 lots in Phase I.  All of them sold prior to having a full complement of model homes open. (While the Normandy and American Legend models have been open for a month or more, Darling only expects to open their model home by the end of February).

The sales pace prompted lot developer JBGL Communities to move forward with Phase II, a 14.8-acre tract that will offer an additional 70 home sites. Completion of the lots is expected in the Fall of 2014.
