Construction on a 16-story luxury residential tower called 3111 Sunset Boulevard has begun in the southern end of Lakeside Village. Just in time for Christmas.
The project represents the first step in transforming a hidden, privately owned property into what will become a beehive of activity offering myriad ways for the public to enjoy views of Lake Grapevine.
In addition to the residential tower announced yesterday by Alex Brown, president of Dallas-based Realty Capital Residential, near-term plans for the southern tip of Lakeside Village also call for a hotel and office complex, six lake-view restaurants, a wedding chapel, amphitheater, and a quarter-mile bluff walk. A wealth of amenities will pamper residents of the one, two, and three-bedroom tower units, penthouse units, and townhomes (207 residences in all). But Brown understands the lure of the location and community will reign supreme.
“We learned a great deal about our prospective residents while we marketed Lakeside Tower,” said Brown, who worked on that project for several years.
“Despite the wealth of amenities in the building, residents of the Tower tell us it is the beautiful views of Lake Grapevine and Lakeside’s walkability they like best of all.

3111 Sunset Boulevard will feature larger than normal units, averaging 1,485 square feet. Guest suites will be available for residents to reserve. Amenities will include a sixth floor landscaped pool deck with lake views, a full-service bar, a 14th floor private dining room, 24-hour attended lobby, concierge, valet parking, billiards room, golf simulator, and a 50-foot lap pool and spa.
“3111 Sunset will offer a wonderful living option for empty-nesters and retirees who currently live in large homes in Southlake, Colleyville, Flower Mound, and other neighboring suburbs,” said Brown. “We have learned that many people want to downsize to a low-maintenance lifestyle. Partners in 3111 Sunset Boulevard include Archer Western, Barings, and Creek Lane Capital.
Archer Western, a division of The Walsh Group (a fourth-generation family-owned company) provides design, build, finance, operation, and activation services. In addition to providing financing, Archer Western will serve as the general contractor for 3111 Sunset Boulevard. They are the 15th largest contractor in the United States.
