Assimilating community dining preferences
Over 260 respondents completed The Shops at Lakeside Dining Survey for Phase I as of December 16, 2013. An enthusiastic 60+ percent of those added comments detailing their feelings on that most frequent of quality-of-life questions, “Where would you like to eat?”
Full-service restaurants won 62 percent of the respondents votes. (Those respondents who eat out 3-5 times per week favor full service by a wide margin, nearly four to one.)
Fast-casual restaurants won a majority only with those who eat dinner out twice a week. (Of those who eat out twice a week, 67 percent dine with family or family and friends.)
Fifty-three percent of the respondents rate the importance of bar service as a 4 or 5 (with 5 being the highest).

“We didn’t expect a consensus on recommendations for restaurants,” said Jimmy Archie, managing director of Realty Capital, master developer of Lakeside DFW. “And we didn’t get one.
“But as many of the responses point out,” added Michael Miller of UCR, the leasing agents for The Shops at Lakeside, “the magic will be in the blend of dining options and the environment.”
“I think the concept at the Shops at Legacy in Plano would be a perfect mix of fine dining with some casual venues for Lakeside DFW,” suggested a 31-50 year old. “Something for everyone, but no fast food.”
Respondents to the survey largely favor higher-end eateries, although there were exceptions. (In-N-Out Burger, for example, was mentioned four times.)
“Typical restaurant chains in this market are over-saturated,” counseled one respondent. “Avoid repetition of what you can already get in Grapevine, Highland Village and Flower Mound. A neighborhood sports bar pub, similar to British pubs, would be ideal.”
“Would love a ‘healthy foods’ type sandwich/soup/coffee place,” suggested a female from Flower Mound. “More independent restaurants, not chains, or else chains that aren’t so common.

“Ethnic foods like Thai, Chinese, Indian, Greek, etc.,” she added. “A good ice cream shop is a must! Maybe a dessert/coffee place (could be the same as the sandwich place above) that’s open in the evening after a movie.”
“I’m a homeschooling mama of five,” said one respondent, “and would love to have some fun options for the family within walking distance. (We live very close to Lakeside Park.)
“My husband and I would also like a nice place to have ‘date-nights.’ We can’t leave the kids for a long time to drive into Dallas or other areas. I wouldn’t even know what to ask for.”
But a number of respondents have a discriminating and informed palette honed through travels far and wide.
“I personally think a cool but contemporary and authentic ‘Around the World’ Food concept would be a great pull,” said a woman who mentioned establishments she had sampled in New Zealand.
“C’est Si Bon is a fabulous bakery/coffee gathering place in Newport Beach/Laguna Beach area in Southern California,” said another.
Maui’s Tommy Bahama’s and Cheeseburger in Paradise were also mentioned.
“Some branded (but cool and popular) chains like Blue Fish, Fogo De Chao, and Nick & Sam’s Steakhouse,” recommended a Flower Mound woman. “But definitely with some smaller, quirkier and unique offerings not offered anywhere in Dallas.”
“Love all of the unique, non-chain restaurants in Bishop Arts district,” added another respondent.

“These suggestions will play an important role in helping us deliver the kind of dining environment residents expect at Lakeside,” Archie said.
“However, it should be pointed out that a number of respondents were thinking of locations overlooking Lake Grapevine in Lakeside Village,” he said. “Those locations were not within the scope of this Phase I survey.”
“Right now,” emphasized Miller of UCR, “we are focused on the location along Lakeside Parkway just west of International Parkway (FM 2499) that is under construction.”
