As doors opened for some retailers (like Amber Michelle Salon) and finish-out work continued on other spaces, construction begins this week on a new retail building at Lakeside.
Starbucks will anchor the new building located on FM 2499 in front of the recently opened Moviehouse & Eatery. The location will include a drive-through lane.
“We are excited about the addition of Starbucks to our mix of retailers at Lakeside,” said Jimmy Archie, managing partner of Realty Capital (master developer of Lakeside DFW).
“The Starbucks move endorses the decisions of the many business owners who located at Lakeside early on, and,” he added, “it will help attract other retail users who might have been on the fence.”
When complete in the spring, the well-known coffee brand will bring the number of Lakeside’s food-service establishments to five (not including the Moviehouse & Eatery).
Five service retailers, two entertainment establishments, and two service office users round out the current roster. (Click here for a directory of The Shops at Lakeside.)
Of the fourteen spaces that have been leased at Lakeside, seven have opened for business. The eighth and ninth, Carvao Prime Brazilian Steak House and In the Box Pack & Ship, are expected to open in the first half of October.
Two spaces are currently in the final stages of negotiation.
“We can’t release details yet on these two tenants,” Archie said, “but I believe each will add significantly to the quality of life at Lakeside.”
An announcement on the new tenants is expected in early October.
“Once all the finish-outs of our current tenants are complete around the end of the year,” he said, “residents, as well as the greater Flower Mound community, will have a nice variety of establishments to serve their needs.” (Click here for a map illustrating the status of each space.)
“With people on the sidewalks, in the parks, and at the shops and restaurants, everyone will have a chance to experience the Lakeside lifestyle in high gear.”
“I think that prospective retail tenants will find the environment irresistible.”
Seven spaces — spread out over four buildings — remain available for lease.
Three of the spaces feature frontage on FM 2499.
One of them encompasses 2,138 sf with 46 linear ft of frontage, plus a small patio.
When complete in the spring, the new Starbucks-anchored building will offer an additional 6,397 sf for lease (with 107 linear ft of frontage on FM 2499), all of which can be subdivided into smaller spaces.
The remaining four spaces front on Lakeside Parkway.
The building located directly across from the Elan Lakeside leasing/amenity center (located on the northwest corner of Lakeside and Northwood) stands out among these.
“It is our last signature restaurant location,” Archie said of the space that includes 5,053 sf, “and it may be the best since it sits right in the center of things.”
“The ample patio seating that will give diners a great view of people passing by on the sidewalk, and vice versa.”
“We will be patient on this one,” Archie emphasized. “Someone has a chance to hit a home run here.”
